Steps in the Buying Process

Before you start looking at homes to make an offer on, it’s a good idea to go through a pre-qualification or pre-approval process with your lender. This will make the process easier, as you’ll know exactly what loan amount you’ll qualify for and won’t waste time considering homes you can’t afford. Pre-approval can also make your offer more competitive as the sellers will know your financing is secured.
Once you find a property you want to purchase, you will need to discuss with your realtor what amount you are willing to pay. It's essential to consider the competition level for the home, which your realtor can help you with using their knowledge of the market and neighborhood. The higher the competition, the higher your offer should be, and you may even need to exceed the asking price. Your realtor will help you draft a written offer to present to the listing agent. At this time, you should be prepared to put down an earnest money deposit to communicate your intention to buy the home.
Once you make your offer, the listing agent will take it to the seller, who will accept it, reject it, or propose a counteroffer. This is the time when we can negotiate the terms of the contract if necessary. Once the seller accepts an offer or you accept their counteroffer, you enter into a legal contract. The home will be considered “under contract” from this point on until the sale is finalized and closed.
Before the closing of the sale, we highly recommend a professional home inspection. The real estate closing is the final step of the process. This is an appointment where you and your realtor meet with the seller, their realtor, a representative from the lender, and a representative of the title company to finalize the sale. During this time, you will sign all the necessary paperwork, and the property title will be transferred to you, making the sale complete.
